Not nice. Unfortunately, sometimes it is painfully obvious when our basal metabolic rate slows down with aging b/c undergraduate it makes gaining weight such a challenge. And the # one way to combat the slowing down of the drop in BMR is increasing exercise. You have described a wonderful array of exercise activities, and my only thought is if undergraduate time is a factor, can you increase the intensity of each workout? I think you might benefit from doing a diary of activity/food intake. Even small, but consistent. changes im activity and/or total Caloric consumption could help. If you diary this undergraduate info, you might be able to see some small window(s) where changes could be made. From what you have described, Ann, I might guess that exercise has helped you avoid even more weight gain, and for that you are to be commended. It's disheartening, but please don't give up.
